One of the things that makes us absolutely different from our competitors is our confidence in our process and quality— especially on move-out cleans.
Flash back to when my husband was still in the Army. We moved onto post at first because we were nervous about choosing an apartment sight-unseen in a state we’d never been to. We lived in a large duplex in Ellis Heights, which was too big for one person to live in alone and also too expensive. The plan was to move off post when he deployed.
It’s crazy how dirty a house is once you move all your furniture out. I’m serious. I kept a pretty clean house, but it’s not like I moved our heavier furniture to clean behind them every time I vacuumed and mopped. Add in undiagnosed Bipolar Disorder, and Great Pyrenees, and I had my work cut out for me when it was moving time.
While I was developing my Move-Out guarantee, I considered what I wanted during that stressful time. Of course I wanted that cleaning to be someone else’s work, but I also wanted it to be someone else’s responsibility. If I was going to spend a couple hundred dollars to have the house cleaned, I wanted to know that the price we agreed on was all I would be charged— by the cleaners and by Corvias.
First, we set up a good working relationship with Corvias and over two dozen other property managers in the Flint Hills by expressing our desire to create a checklist that works and top-quality customer service process that creates win-win-win scenarios for the tenant, the cleaners, and the property manager. We developed cleaning checklists designed to meet or exceed these property managers’ inspection requirements. Then we put our money where our mouth is and designed the Security Deposit Guarantee.
The Guarantee
“If we conduct your move out clean and you get money taken out of your security deposit for re-cleaning, you send us a copy of that invoice, as we cut you a check.”

FAQ’s
Q: Can you just do my kitchen and bathrooms?
A: We cannot offer our Security Deposit Guarantee and also offer partial cleans. Many of our competitors will do a shorter checklist, an isolated area, or clean alongside you. These are great options for gaining a little peace of mind and saving a little money. We exist to remove all of the cleaning stress from a move out clean by taking responsibility for the entire clean and the results of the inspection. That said, we can’t guarantee work we didn’t do, so partial cleans are not something we offer.
Q: The baseboards and vents aren’t that bad. Can you take them off the list and give me a discount?
A: Doing all of the house but part of the checklist is still a partial clean. Trust me. We developed this process in tandem with over two dozen landlords in the Flint Hills to ensure it would pass their inspection. We don’t want to charge you extra money and we definitely don’t want to do extra work. If it’s on the checklist, it’s because it needs to be.
Q: Is carpet cleaning included?
A: Carpet cleaning is not included in the price I gave you during our consultation. Carpet cleaning is priced separately and we recommend Little Apple Cleaning to meet your carpet cleaning needs. Give them a shout and they will have their representative come out and do an in-person consultation.
Q: The house is in really good shape. Can you give me a discount?
A: I already did :) The condition of the home is factored into the price.
Q: Can you give me a price over the phone?
A: No. Pricing is based on a number of factors: the size of the home, the condition of the home, the age and quality of surfaces in the home, equipment needs, and estimated labor costs. I can’t even give you a useful ballpark without seeing it. We also give great tips and inside info during the in-home consultation, tailored to your situation, on avoiding other expenses. So you definitely don’t want to skip it!
Q: What is your hourly rate?
A: We do not have one. We offer flat rate pricing for all our cleans because we believe our customers should know exactly what they are paying for and how much they are paying at the time of consultation.
Q: What isn’t included in the guarantee?
A: Lost keys because we didn’t lose them. Maintenance issues because we aren’t handymen. Damage to the property that we didn’t cause. Exterior cleaning because we do not offer those services. Carpet cleaning because we do not offer those services.
Q: Are there any property managers you don’t work with?
A: We do not work with Junghan’s, Mathis Leuker, HRC, or I-70 Rentals. Their formal or informal policies do not align with our guarantee.
Q: How far in advance should I book our consultation?
A: 6-8 weeks.
Q: But don’t you need the house to be empty?
A: No. I can get you an accurate quote even with furniture in the house. All I ask is that you don’t trash it between the consultation and the move :)
